What we look for in a Pier & Beam Inspection: (Under the structure)

1. Wood Rot in sub-floor.

2. Wood Rot in floor joists.

3. Sagging of beams.

4. Cracks or notching of wood.

5. Rotation of piers & beams.

6. Cracked piers.

7. Spalling of concrete beams.

8. Rotted plates.

9. Moisture damage.

10. Under sized members.

11. Over spanned members.

12. Adequate support for LL & DL.

We also look for damage in exterior and interior of the structure and we perform elevations to determine the low points in the structure prior to performing the crawl space inspection
